The mortgagee is prevented from exercising their rights of ownership by the rules of equity so long as the interest on the loan is paid.&lt;br /&gt;&lt;a href="http://www.special-lender-mortgage.com"&gt;special lender mortgage&lt;/a&gt;&lt;br /&gt;&lt;a href="http://www.standard-lender-mortgage.com"&gt;standard lender mortgage&lt;/a&gt;&lt;br /&gt;Historically this distinguished a mortgage from other legal devices such as a lien, charge or pledge, but in most common law jurisdictions the operations of mortgages has been changed so that these concepts have merged to a greater or lesser extent.&lt;br /&gt;&lt;a href="http://www.popular-lender-mortgage.com"&gt;popular lender mortgage&lt;/a&gt;&lt;br /&gt;&lt;a href="http://www.preferred-lender-mortgage.com"&gt;preferred lender mortgage&lt;/a&gt;&lt;br /&gt;In modern society it is used as a method by which individuals or businesses can buy residential or commercial property without paying the full value upfront.&lt;br /&gt;&lt;a href="http://www.discount-loan-mortgage.com"&gt;discount loan mortgage&lt;/a&gt;&lt;br /&gt;&lt;a href="http://www.top-loan-mortgage.com"&gt;top loan mortgage&lt;/a&gt;&lt;br /&gt;The borrower (also called the mortgagor) uses a mortgage to pledge real property to the lender (also called the mortgagee) as security against the debt (also called hypothecation) for the rest of the value of the property. In legal terms, the creation of a mortgage gives the legal title of the land to the mortgagee and an equitable title (called "equity of redemption") to the mortgagor. The legal title, however, only exists as a security for a debt and does not convey any title or powers associated with real property.&lt;br /&gt;&lt;a href="http://www.best-loan-mortgage.com"&gt;best loan mortgage&lt;/a&gt;&lt;br /&gt;&lt;a href="http://www.cheap-loan-mortgage.com"&gt;cheap loan mortgage&lt;/a&gt;&lt;br /&gt;To protect the lender, a mortgage is recorded in the public records creating a lien (when there are multiple liens, order of recording determines priority). Since mortgage debt is often the largest debt owed by the debtor, banks and other mortgage lenders run title searches of the real property to make certain that the lien of the mortgage is prior to anyone else's claim. Tax liens, in some cases, will come ahead of mortgages. For this reason, if a borrower has delinquent property taxes, the bank will often pay them to prevent the lienholder from foreclosing and wiping out the mortgage.&lt;br /&gt;&lt;a href="http://www.low-loan-mortgage.com"&gt;low loan mortgage&lt;/a&gt;&lt;br /&gt;&lt;a href="http://www.lowest-loan-mortgage.com"&gt;lowest loan mortgage&lt;/a&gt;&lt;br /&gt;At common law, a mortgage was a conveyance of land that on its face was absolute and conveyed a fee simple estate, but which was in fact conditional, and would be of no effect if certain conditions were not met --- usually, but not necessarily, the repayment of a debt to the original landowner. Hence the word "mortgage," Law French for "dead pledge;" that is, it was absolute in form, and unlike a "live gage", was not conditionally dependent on its repayment solely from raising and selling crops or livestock, or of simply giving the fruits of crops and livestock coming from the land that was mortgaged. The mortgage debt remained in effect whether or not the land could successfully produce enough income to repay the debt. When the landowner fails to perform on the obligation secured by the mortgage, the mortgage holder may file a foreclosure to cause the property to be sold at auction, usually by the sheriff.&lt;br /&gt;&lt;a href="http://www.popular-loan-mortgage.com"&gt;popular loan mortgage&lt;/a&gt;&lt;br /&gt;&lt;a href="http://www.preferred-loan-mortgage.com"&gt;preferred loan mortgage&lt;/a&gt;&lt;br /&gt;Mortgage lending is a major category of the business of finance in the United States of America. Mortgages are commercial paper and can be conveyed and assigned freely to other holders. In the U.S., the Federal Housing Administration administers the programs colloquially known as "Ginnie Mae", Fannie Mae and "Freddie Mac" (also known as the GSEs or government sponsored entities) to foster mortgage lending and thus to encourage home ownership and construction. This involves the borrower submitting an application and documentation related to the his/her financial history to the underwriter. Many banks now offer "no-doc" or "low-doc" loans in which the borrower is required to submit only minimal financial information. Since the civil war of 1948 that brought President Jos� Figueres Ferrer to power, the country has been free of violent political conflict. Figueres also abolished the military and today, Costa Rica has only a national police force. These consist of two parallel rails, usually of steel, generally mounted upon cross beams (termed "sleepers" or "ties") of timber, concrete or steel. The underlying support maintains the rails at a fixed distance (gauge) apart. Usually vehicles running on the rails are arranged in a train (a series of individual powered or unpowered vehicles linked together).&lt;br /&gt;&lt;a href="http://www.affordable-refinancing-mortgage.com"&gt;affordable refinancing mortgage&lt;/a&gt;&lt;br /&gt;&lt;a href="http://www.cheap-refinancing-mortgage.com"&gt;cheap refinancing mortgage&lt;/a&gt;&lt;br /&gt;Rail transport is one of the most energy efficient means of mechanised land transport. Common forms of human communication include sign language, speaking, writing, gestures, and broadcasting. Communication can be interactive, transactive, intentional, or unintentional; it can also be verbal or nonverbal. Communication varies considerably in form and style when considering scale. Internal communication, within oneself, is intrapersonal while communication between two individuals is interpersonal. At larger scales of communication both the system of communication and media of communication change. In the Middle East, it is very rare to have lunch without beef.&lt;br /&gt;&lt;br /&gt;Beef can be cut into steak, pot roasts, short ribs, or ground into hamburger. Several Asian and European nationalities include the blood in their cuisine as well -- it is used in some varieties of blood sausage, and Filipinos use it to make a stew called dinuguan. Other beef variety meats include the tongue, which is usually sliced for sandwiches in Western cooking; tripe from the stomach; various glands�particularly the pancreas and thyroid�referred to as sweetbreads; the heart, the brain, the liver, the kidneys; and the tender testicles of the bull commonly known as "beef balls", "calf fries", or "Rocky Mountain oysters."&lt;br /&gt;&lt;br /&gt;In the United States, the USDA operates a voluntary beef grading program. The meat processor pays for the presence of a highly trained USDA meat grader who grades the whole carcass prior to fabrication. The carcass grade is stamped on each primal cut (six stamps) and applied with roller stamp to each side as well. You can often see traces of the USDA grading stamp on boxed primal cuts.&lt;br /&gt;&lt;br /&gt;The grades are based on two main criteria, the degree of marbling (intramuscular fat) in the beef rib eye and the age of the animal prior to slaughter. Some meat scientists object to the current scheme of USDA grading since it does not take tenderness into account. Most other countries beef grading systems mirror the US model. Most beef offered for sale in supermarkets is graded choice or select. Prime beef is sold to hotels and upscale restaurants. Beef that would rate as Standard or leaner is almost never offered for grading.&lt;br /&gt;The better cuts are usually obtained from steers, as heifers tend to be kept for breeding. Older animals are used for beef when they are past their reproductive prime. The meat from older cows and bulls is generally tougher, so it is frequently used for ground beef. Cattle raised for beef may be allowed to roam free on grasslands, or may be confined at some stage in pens as part of a large feeding operation called a feedlot.&lt;br /&gt;&lt;br /&gt;The United States, Brazil, the EU, China, and India, are the world's five largest producers of beef. Throughout the written history of humankind, various constrictions have been applied to the broad concept. Most individuals know what they consider to be art, and what they believe is not art. Additionally, groups, such as academia, have a vaguely shared notion of what is, or is not, art. The word art is often used to refer to the visual arts, and arts is used to refer to visual art, literature, music, dance � the fine arts. However, such distinctions are the subject of many discussions and debates. Art seems to be almost universal throughout the human race � integral to the human condition. There are no cultures that do not participate in it to some extent, and child art is created by all from about the first birthday.&lt;br /&gt;&lt;a href="http://www.standard-insurance-online.com"&gt;standard insurance online&lt;/a&gt;&lt;br /&gt;&lt;a href="http://www.selected-insurance-quote.com"&gt;selected insurance quote&lt;/a&gt;&lt;br /&gt;The word art derives from the Latin ars, which, loosely translated, means "arrangement" or "to arrange", though in many dictionaries the word's listing is tautologically translated as "art". This is the only universal definition of art, that whatever it is was at some point arranged in some way. The palaces of Versailles or the Hermitage in St. Petersburg with their vast collections of art, amassed by the fabulously wealthy royalty of Europe exemplify this a view. This latter meaning of mathematics includes the mathematics used to do calculations or models and is an indispensable tool in the natural sciences, engineering and economics.&lt;br /&gt;&lt;a href="http://on-time-blog.blogspot.com/"&gt;on time blog.blogspot&lt;/a&gt;&lt;br /&gt;The word "mathematics" comes from the Greek &amp;#956;&amp;#940;&amp;#952;&amp;#951;&amp;#956;&amp;#945; (m�thema) meaning "science, knowledge, or learning" and &amp;#956;&amp;#945;&amp;#952;&amp;#951;&amp;#956;&amp;#945;&amp;#964;&amp;#953;&amp;#954;&amp;#972;&amp;#962; (mathematik�s) meaning "fond of learning". The first abstraction was probably that of numbers. In addition to recognizing how to count concrete objects, prehistoric peoples also recognized how to count abstract quantities, like time -- days, seasons, years. The most popular are noted for their loyal or playful characteristics or their attractive appearance or song.&lt;br /&gt;&lt;br /&gt;The term "pet" may also be applied to humans, usually in an endearing way by a lover, significant other, or partner. Calling another person a pet, though, can just as easily be considered an insult (see "plaything").&lt;br /&gt;&lt;br /&gt;While in theory one could keep any animal as a pet, in practice a small number of species of mammals, especially dogs and cats, and other animals such as birds have dominated the pet scene for a very long time. Fish have joined them more recently. Many of these are domesticated while others, often considered novelty pets, are not. With the exception of iguanas and non-venomous snakes, few reptiles and amphibians make good pets.&lt;br /&gt;&lt;br /&gt;The glofish, a genetically modified zebrafish with a bright red fluorescent color is the first genetically modified (GM) animal to be engineered as a pet.&lt;br /&gt;&lt;br /&gt;Pets can provide their owners with many health benefits. The keeping of pets has been proven to help remove stress. The definition is an evolving one; some rodents, reptiles, and amphibians have become firmly enough established in the world of animal fancy to no longer be considered exotic. Sometimes any unique- or wild-looking pet (including common domestic animals such as ferrets and domestic rats) is called an exotic. The practice of agriculture is also known as farming, while scientists, inventors and others devoted to improving farming methods and implements are also said to be engaged in agriculture.&lt;br /&gt;&lt;br /&gt;More people in the world are involved in agriculture as their primary economic activity than in any other, yet it only accounts for four percent of the world's GDP.&lt;br /&gt;&lt;br /&gt;Agriculture can refer to subsistence agriculture, the production of enough food to meet just the needs of the farmer/agriculturalist and his/her family. It may also refer to industrial agriculture, (often refered to as factory farming) long prevalent in "developed" nations and increasingly so elsewhere, which consists of obtaining financial income from the cultivation of land to yield produce, the commercial raising of animals (animal husbandry), or both.&lt;br /&gt;&lt;br /&gt;Agriculture is also short for the study of the practice of agriculture�more formally known as agricultural science.&lt;br /&gt;&lt;br /&gt;Increasingly, in addition to food for humans and animal feeds, agriculture produces goods such as cut flowers, ornamental and nursery plants, timber or lumber, fertilizers, animal hides, leather, industrial chemicals (starch, sugar, ethanol, alcohols and plastics), fibers (cotton, wool, hemp, and flax), fuels (methane from biomass, biodiesel) and both legal and illegal drugs (biopharmaceuticals, tobacco, marijuana, opium, cocaine). Genetically engineered plants and animals produce specialty drugs.&lt;br /&gt;&lt;br /&gt;In the Western world, the use of gene manipulation, better management of soil nutrients, and improved weed control have greatly increased yields per unit area. At the same time, the use of mechanization has decreased labour requirements. The developing world generally produces lower yields, having less of the latest science, capital, and technology base.&lt;br /&gt;&lt;br /&gt;Modern agriculture depends heavily on engineering and technology and on the biological and physical sciences. Irrigation, drainage, conservation and sanitary engineering, each of which is important in successful farming, are some of the fields requiring the specialized knowledge of agricultural engineers.&lt;br /&gt;&lt;br /&gt;Agricultural chemistry deals with other vital farming concerns, such as the application of fertilizer, insecticides (see Pest control), and fungicides, soil makeup, analysis of agricultural products, and nutritional needs of farm animals.&lt;br /&gt;&lt;br /&gt;Plant breeding and genetics contribute immeasurably to farm productivity. Genetics has also made a science of livestock breeding. Hydroponics, a method of soilless gardening in which plants are grown in chemical nutrient solutions, may help meet the need for greater food production as the world's population increases.&lt;br /&gt;&lt;br /&gt;The packing, processing, and marketing of agricultural products are closely related activities also influenced by science. Methods of quick-freezing and dehydration have increased the markets for farm products (see Food preservation; Meat packing industry).&lt;br /&gt;&lt;br /&gt;Mechanization, the outstanding characteristic of late 19th and 20th century agriculture, has eased much of the backbreaking toil of the farmer. More significantly, mechanization has enormously increased farm efficiency and productivity (see Agricultural machinery). Animals, including horses, mules, oxen, camels, llamas, alpacas, and dogs; however, are still used to cultivate fields, harvest crops and transport farm products to markets in many parts of the world.&lt;br /&gt;&lt;br /&gt;Airplanes, helicopters, trucks and tractors are used in agriculture for seeding, spraying operations for insect and disease control, transporting perishable products, and fighting forest fires. Radio and television disseminate vital weather reports and other information such as market reports that concern farmers. Early in the century, it took one American farmer to produce food for 2.5 people, where today, due to engineering technology (also, plant breeding and agrichemicals), a single farmer can feed over 130 people [1]. This comes at a cost, however, of large amounts of energy input, from unsustainable, mostly fossil fuel, sources.&lt;br /&gt;&lt;br /&gt;Animal husbandry means breeding and raising animals for meat or to harvest animal products (like milk, eggs, or wool) on a continual basis.&lt;br /&gt;&lt;br /&gt;In recent years some aspects of industrial intensive agriculture have been the subject of increasing discussion. The widening sphere of influence held by large seed and chemical companies, meat packers and food processors has been a source of concern both within the farming community and for the general public. There has been increased activity of some people against some farming practices, raising chickens for food being one example. Another issue is the type of feed-stock given to some animals that can cause Bovine Spongiform Encephalopathy in cattle.&lt;br /&gt;&lt;br /&gt;The patent protection given to companies that develop new types of seed using genetic engineering has allowed seed to be licensed to farmers in much the same way that computer software is licensed to users. This has changed the balance of power in favor of the seed companies, allowing them to dictate terms and conditions previously unheard of. Some argue these companies are guilty of biopiracy.&lt;br /&gt;&lt;br /&gt;Soil conservation and nutrient management have been important concerns since the 1950s, with the best farmers taking a stewardship role with the land they operate. More abstractly, a society is defined as a network of relationships between social entities. A society is also sometimes defined as an interdependent community, but the sociologist T&amp;#337;nnies seek to draw a cointrast between a society and a community.&lt;br /&gt;&lt;br /&gt;The English word society emerged in the 14th century and was derived from the French word soci�t�. In turn, this had its origin in the Latin societas, a "friendly association with others", from socius meaning "companion, associate, comrade or business partner". Thus the meaning of society is closely related to what is considered to be social. Implicit in the meaning of society is that its members share some mutual concern or interest, a common objective or common characteristics. As such, society is often used as synonymous with the collective citizenry of a country as directed through national institutions concerned with civic welfare.&lt;br /&gt;&lt;br /&gt;Human societies are often organized according to their primary means of subsistence: social scientists identify hunter-gatherer societies, nomadic pastoral societies, horticulturalist or simple farming societies, and intensive agricultural societies, also called civilizations. Some consider Industrial and Post-Industrial societies to be separate from traditional agricultural societies.&lt;br /&gt;&lt;br /&gt;One Common theme for societies in general is that societies serve to aid individuals in a time of crisis; historically, when an individual in some community requires aid, for example at birth, death, sickness, or disaster, like-minded members of that community will rally others in that society to render aid, in some form, whether the aid is symbolic, linguistic, physical, mental, emotional, financial, medical, religious, etc.&lt;br /&gt;&lt;br /&gt;Many societies will also distribute largess, at the behest of some individual or some larger group of people. This type of generosity can be seen in all known cultures; typically, prestige or other cultural factor accrues to the generous individual or group.&lt;br /&gt;&lt;br /&gt;Some societies will bestow a status on some individual or larger group of people, when that individual or group performs an admired or desired action; This type of recognition is bestowed by members of that society on the individual or larger group in the form of some name, or title, or dress, or monetary reward, etc. Males especially are susceptible to this type of action and subsequent reward, even at the risk of their lives. Life may refer to being a gangsta and the ongoing process of which living things are a part; the period between the birth (or a point at which the entity can be considered to be living) and death of an organism; the condition of an entity that has been born (or reached the point in its existence at which it can be established to be alive) and has yet to die; and that which makes a living thing alive.&lt;br /&gt;&lt;br /&gt;How can one tell when an entity is a lifeform? It would be relatively straightforward to offer a practical set of guidelines if one's only concern were life on Earth as we know it (see biosphere), but as soon as one considers questions about life's origins on Earth, or the possibility of extraterrestrial life, or the concept of artificial life, it becomes clear that the question is fundamentally difficult and comparable in many respects to the problem of defining intelligence. Also, loosely speaking, some theories are grounded in the basic assumption that "ideas have a life of their own".&lt;br /&gt;&lt;br /&gt;Many individual organisms are incapable of reproduction and yet are still considered to be lifeforms; see mules and ants for examples. This is because the term "lifeform" applies on the level of entire species or of individual genes. (For example, see kin selection for information about one way by which non-reproducing individuals can still enhance the spread of their genes and the survival of their species.) It is important to keep in mind the difference between a "lifeform" and "a being that is alive." One example of sterility does not render the rest of the species a non-lifeform, any more than one dead animal renders the rest of the species dead.&lt;br /&gt;&lt;br /&gt;Note also that the two cases of fire and stars fitting the definition of life can be simply remedied by defining metabolism in a more biochemically exact way. Fundamentals of Biochemistry by Donald Voet and Judith Voet (ISBN 0471586501) defines metabolism as follows: "Metabolism is the overall process through which living systems acquire and utilize the free energy they need to carry out their various functions. They do so by coupling the exergonic reactions of nutrient oxidation to the endergonic processes required to maintain the living state, such as the performance of mechanical work, the active transport of molecules against concentration gradients, and the biosynthesis of complex molecules." This definition, in use by most biochemists, makes it clear that fire is not alive, because fire releases all the oxidative energy of its fuel as heat.&lt;br /&gt;&lt;br /&gt;This could also be remedied by adding the requirement of locality, where there is an obvious feature that delineates the spatial extension of the living being, such as a cell membrane (although this would then discount fungi, and grasses from being life forms).&lt;br /&gt;&lt;br /&gt;A conceptual problem with saying that fire is life is that it collapses the distinction between "growth" and "reproduction." It is possible to think of a spreading flame as either growing or reproducing, but what would it mean to say that the same act is both growth and reproduction? (Although it is colloquial to speak of flames "getting bigger," there are no discernable "generations" of flames of which to speak.)&lt;br /&gt;&lt;br /&gt;Viruses reproduce, flames grow, some software programs mutate and evolve, future software programs will probably evince (even high-order) behavior, machines move, and proto-life, consisting of metabolizing cells without reproduction apparatus, can have existed. Still, some would not call these entities alive. In general, it refers to human activity; different definitions of culture reflect different theories for understanding, or criteria for valuing, human activity. Anthropologists use the term to refer to the universal human capacity to classify experiences, and to encode and communicate them symbolically. They regard this capacity as a defining feature of the genus Homo.&lt;br /&gt;&lt;br /&gt;Different definitions of culture reflect different theories for understanding - or criteria for valuing - human activity.&lt;br /&gt;&lt;br /&gt;Sir Edward B. Tylor wrote in 1871 that "culture or civilization, taken in its wide ethnographic sense, is that complex whole which includes knowledge, belief, art, morals, law, custom, and any other capabilities and habits acquired by man as a member of society", while a 2002 document from the United Nations agency UNESCO states that culture is the "set of distinctive spiritual, material, intellectual and emotional features of society or a social group and that it encompasses, in addition to art and literature, lifestyles, ways of living together, value systems, traditions and beliefs". [UNESCO, 2002] While these two definitions range widely, they do not exhaust the many uses of this concept - in 1952 Alfred Kroeber and Clyde Kluckhohn compiled a list of more than 200 different definitions of culture in their book, Culture: A Critical Review of Concepts and Definitions [Kroeber and Kluckhohn, 1952].&lt;br /&gt;&lt;br /&gt;Many people today use a conception of "culture" that developed in Europe during the 18th and early 19th centuries. This idea of culture then reflected inequalities within European societies, and between European powers and their colonies around the world. It identifies "culture" with "civilization" and contrasts the combined concept with "nature". According to this thinking, one can classify some countries as more civilized than others, and some people as more cultured than others. Thus some cultural theorists have actually tried to eliminate popular or mass culture from the definition of culture. Theorists like Matthew Arnold (1822-1888) or the Leavises regard culture as simply the result of "the best that has been thought and said in the world� (Arnold, 1960: 6), thus labeling anything that doesn't fit into this category as chaos or anarchy. On this account, culture links closely with social cultivation: the progressive refinement of human behavior. Arnold consistently uses the word this way: "... culture being a pursuit of our total perfection by means of getting to know, on all the matters which most concern us, the best which has been thought and said in the world". [Arnold, 1882]&lt;br /&gt;&lt;br /&gt;In practice, culture referred to �lite goods and activities such as haute cuisine, high fashion or haute couture, museum-caliber art and classical music, and the word cultured described people who knew about, and took part in, these activities. For example, someone who used 'culture' in the sense of 'cultivation' might argue that classical music "is" more refined than music produced by working-class people such as punk rock or than the indigenous music traditions of aboriginal peoples of Australia.&lt;br /&gt;&lt;br /&gt;People who use "culture" in this way tend not to use it in the plural as "cultures". They do not believe that distinct cultures exist, each with their own internal logic and values; but rather that only a single standard of refinement suffices, against which one can measure all groups. Thus, according to this worldview, people with different customs from those who regard themselves as cultured do not usually count as "having a different culture"; but class as "uncultured". People lacking "culture" often seemed more "natural," and observers often defended (or criticized) elements of high culture for repressing "human nature".&lt;br /&gt;&lt;br /&gt;From the 18th century onwards, some social critics have accepted this contrast between cultured and uncultured, but have stressed the interpretation of refinement and of sophistication as corrupting and unnatural developments which obscure and distort people's essential nature. On this account, folk music (as produced by working-class people) honestly expresses a natural way of life, and classical music seems superficial and decadent. Equally, this view often portrays non-Western people as 'noble savages' living authentic unblemished lives, uncomplicated and uncorrupted by the highly-stratified capitalist systems of the West.&lt;br /&gt;&lt;br /&gt;Today most social scientists reject the monadic conception of culture, and the opposition of culture to nature. They recognize non-�lites as just as cultured as �lites (and non-Westerners as just as civilized) - simply regarding them as just cultured in a different way. Thus social observers contrast the "high" culture of �lites to "popular" or pop culture, meaning goods and activities produced for, and consumed by, non-�lite people or the masses. Weather is driven by differences in energy received from the sun. Due to the various angles that sunlight intersects the earth, different parts of it are heated to different extents. This causes temperature differences, which lead to global wind, as well as, indirectly, all other weather phenomena. Direct causes of weather are temperature, humidity, atmospheric pressure, cloud cover, wind speed, and elevation.&lt;br /&gt;&lt;br /&gt;The Earth's atmosphere is one large inter-related system so small changes to one part can have large effects in other parts, i.e. it is a chaotic system. Studies have shown smiles to be a normal reaction to certain stimuli and occur regardless of culture, and is also not a reaction one learns, but is born with, as children blind from birth smile.
